Abstract:
CONDITIONING OF PROJECT PUBLICATION. This research aimed to develop the structural and plumbing design of a single-family home in a coastal area, considering current regulations, alternative materials and construction systems, passive bioclimatic strategies, and efficient water management options, in order to achieve durability, comfort, and sustainability in El Palmar commune. The challenges include low-bearing-capacity soils, a shallow water table, lack of sewage systems, the stifling heat typical of arid zones, and structural deterioration due to the saline environment. The methodology consisted of: i) Geotechnical characterization and fieldwork; ii) Structural and plumbing design; and iii) Technical report, impact assessment, unit price analysis, and operation/maintenance manual. The results highlight an increase in soil bearing capacity from 5 to 7 tons/m². The structural system is a reinforced concrete frame with wooden walls facing east and a floor-to-floor height of 3.5 meters with high ceilings to achieve passive comfort 70% of the time. The plumbing system achieved 90% efficiency in contaminant removal and a 30% reduction in potable water consumption. With a capital expenditure (CAPEX) of USD 42,706.15 and an operating expenditure (OPEX) of USD 510.00/year, this proposal constitutes a housing prototype in terms of water and structural safety, aligned with Sustainable Development Goals (SDGs) 6, 9, and 11.

CONDICIONAMIENTO DE PUBLICACION DE PROYECTOS. Esta investigación tuvo como objetivo desarrollar el diseño estructural e hidrosanitario de una vivienda unifamiliar en zona costera, considerando normativa vigente, alternativas de materiales y sistemas constructivos, estrategias bioclimáticas pasivas y opciones de gestión eficiente del agua, para la búsqueda de la durabilidad, confortabilidad y sostenibilidad en la comuna El Palmar. La problemática combina suelos de baja capacidad portante, nivel freático superficial, carencia de alcantarillado, calor sofocante típico de zonas áridas y deterioro de estructuras por ambiente salino. La metodología fue: i) Caracterización geotécnica y trabajos de campo; ii) Diseño estructural e hidrosanitario; y iii) Memoria técnica, evaluación de impactos, análisis de precios unitarios y manual de operación/mantenimiento. Los resultados destacan el aumento de capacidad portante del suelo 5 a 7 ton/m².El sistema estructural es un pórtico de Hormigón Armado con paredes de madera orientado hacia el Este y una altura entre pisos de 3.5m con techos altos para alcanzar el 70% del tiempo confort pasivo. El sistema hidrosanitario obtuvo una eficiencia del 90% en remoción de carga contaminante y un ahorro del 30% en agua potable. Con un CAPEX de USD 42,706.15 sin IVA (USD 319.69/m²) y un OPEX de USD 510.00/año esta propuesta constituye un prototipo habitacional en seguridad hídrica y estructural alineado con los ODS 6,9 y 11.
